I preordered the game, and sadly I haven't played it more than 30 minutes all together because there are so many texture and visual issues that really take away from being able to enjoy the Game.

NOTE: In the video I state that this is happening through out every game I play, that is no longer the case, is just Far Cry 3 that is doing this
I have tried tweaking the Video settings to get rid of this problem and nothing helps... Textures load weird and disappear.....
I have tried playing the game in Ultra settings all the way to low and nothing makes the problems on the video go away.

With regard to the stove features "popping in", isn't this directly related to the quality settings? In other words, by gaining higher framerates by turning thing down, you are, in effect, asking for these features to pop in at a later time, no?
Have you tried DX9? On DX9 I run my GTX580 with much higher settings and have suffiecient headroom (framerate) to comfortably turn on Vsysnc 1 frame (60hz), and have very smooth video, with only the "pop in" to be expected at much higher distances.
In essence, if anything is broken, I think it's the DX11 stuff and this would be a combination of NVidia and to a lesser extend, Ubi's implementation.
As for the "stitch" line that runs across the floor, this happens from time to time, and FC2 did it to some degree, but these were easy to "write off" as light leaks, meaning they were generally restricted to building "seams" where the wall met the roof, where walls join, and that sort of thing.
I'd suggest DX9 for the time being, after all, none of the "perfect" examples of DX11 look largely (or really even marginally) improved over DX9. You could of course argue that the game is sold as a DX9/DX11 title and therefore should work under both, but I'm very much more interested in playing than pondering the (what are too fine for me) fine points.
Even still I have odd effects from time to time where, in particular, the gun vendor woman's head will stutter or "vibrate" when she is moving, and I've seen this on the occassional pirate as well, but not so repeatable as the gun shop owner.
Looks like Ubi has some work left to do, but the artifacts I'm seeing don't rise to the category of game destroying in my opinion, but that of course doesn't mean you have to lower your standards to match mine before they become "valid".
I wish you the best, and hope NVidia/Ubi are eventually able to deliver the experience you expected when you decided on buying FC3.

My settings are on High, the game defaulted it self on Ultra but I lowered it to High.
So, I'm going to try what you suggested first. How can I run the game in DX9, rather than DX11?
I think you might be right on this, and that this my be the Solution.

I *think* the setting for DX selection is under the options menu, all I can recall at this point is it is NOT the same screen as choosing the quality options. Just hunt around for it, you are bound to stumble across it. If perchance you don't find it I'll be home from work (ha ha, work for me this time of year means sit in the office and browse) in about 2.5 hrs, so I can let you know then.
Also, as I understand it, once the selection is made, you have to get out of the game AND the Uplay panel, then fire it up from scratch, apparently DX selection happens at a very low level and needs what amounts to a full restart.
Hunt around, otherwise I'll post in 2.5 hours or so.

EDIT: I found DX9 and set my settings like you have them above. I then restarted the game so the changes would take place. It Didn't fix the textures appearing and disappearing issue.
I don't get it..... I refuse to play this game till I get it to look decent. I have more than enough system power to run it decently, I just don't know what is wrong.
I can upload another short video showing the different settings and the results if it would help.

Well, since there aren't user-saves, I can't easily go back and check for you.
I'm guessing it is by design because I don't have any artifacts other than those described, so I feel its running as intended.
This is EXACTLY where the dev team's input would be priceless. They could say "that's by design", or they could encourage you with steps to take to isolate or resolve issues.
But they seem to have left us behind. Can't say as I don't understand, there is a LOT of unhappy BUYERS, to step into the fray might be a bit intimidating.
Well, I waited patiently for this to come out, even built my newest PC last December (2011) in anticipation, and saw it get pushed back. But having known what they "fixed" from Far Cry 2 based on the complaints, I wasn't hoping for too much, glag to see I called that right.

Now that I'm done with hte game, I just found your saferoom, and I was able to get the oven door to render one step away from the farthest wall, and this seems to be under the control of the Post FX setting.
Since I'm going to wander around for a while, I played with the settings to tweak them to where I never drop frames under any conditions, the new settings for the GTX580 are:
Textures High
Ambient Lighting High
Shadow Very High
Post FX Medium
Geometry Ultra
Vegetation Very High
Terrain High
Water Very High
Environment High
Standing outside that safehouse the flag and flagpole look pretty good, but doesn't begin to compare with everything maxed (ultra for overall).
So, having a GTX680, I bet that's what you are loking forward to, but I still get the oven door as described above. One step forward, perfect. One step back, it sometimes "dissolves", over times it stays. So, I expect this is by design.
Sorry I don't have better news, but the game should be at least playable with the settings above under DX9.

I could complain about some minor things, but so far the only problem I have had is a freeze, if I select stuff in the buy section rapidly after one another. It is as if the pc can't finish one task before I ask it to do another. But then again - it only happened twice.

The overall experience meter is 5,9 due to a slow HD. The other values are all 7.3 or above (where 7.9 is highest).
My graphics card is a GeForce GTX 550 TI (I know - I've chosen wrong, but I was poor back then).
But it is running on a PCI Express x16 Gen2 slot.
In Far Cry 3 I have the following Video settings:
Display resolution: 1600x1200
Window mode: Fullscreen
V-sync: Off
GPU Max Buffered Frames: 2
Widescreen Letetrbox: Off
DirectX: DirectX 11
MSAA Anti-aliasing: 2
Alpha to coverage: Enhanced

Field of View : 73.15 (about a third of the bar).

As I mentioned, there are minor issues, but the above settings have left me happy enough. I'm not too proud to turn the values down. And quite frankly, they can get further up without loosing too much, but this seems to be best for me.
However, one thing I did find out while tweaking, is that the display resolution was important.
One thing is that the Graphics card can handle it, but another is what my screen is happy with. So I came to the settings I've choosen.
