Foreclose on the rest of the Big Five (naturally, winning all their stock via the Trading Floor is how to do that - taking the Corner the Market achievement along the way - which I have, in fact, done), and you can take over their turf (which WILL assuredly gets you that space you need). Max the Projects first - THEN plow forward toward the Leap.
Actually, the Synths are an old (and mothballed) project - and it's on the Greentide Archipelago - it is a DIRECT descendant of F.A.T.H.E.R. - and makes A.D.A.M. look like a piker (A.DA.M.'s words - not mine). And no - NOT all of your workforce gets replaced by Synths - however, they DO integrate into your workforce. Synthetics have only the same tier 4 needs as the investors. As a result upgrading investors to synthetics will reduce the demand for the first three tiers of goods.
Small residences cannot be upgraded to house synthetics, only complexes can.

No matter how you mix them with your population the cost of their upkeep will always make you earn less than without them. Their only purpose is getting more population if you suck at space planning, although of course you must demolish all their housing and replace with proper population after getting the desired corporation level.
