I would suggest that your friend probably has a lot of different, unique objects, by which I mean objects that he hasn't already used in the track, and also many variations of objects, because the more unique objects and variations of objects you have the more file space is going to be required to save that information.
See if he can cut down to using repeated objects rather than different objects, try not to use lots of variations of the objects and take note of the complexity of the objects which can be seen on the right when looking at them in the editor menu, as higher complexity objects will also require more data to store them too.
Also if you use the building seed objects they take up a hell of a lot of complexity and file size, if it's only a small-medium building, you're better off just building it out of the building parts rather than using the seeds, it also means you can ignore walls that won't be seen too.
And lastly moving around and deleting objects that are already in the standard world will affect it, so don't move or delete standard objects unless you really need to, and if it's in sight see if you can just cover up the objects with your own decor or try to use an already empty space in the world rather than clearing a space.
That's all I can think of right now.
In a nutshell: Everything you place in the track increases file size. And everything you remove or modify in the world. So always use area clear for that because that's only one object that needs to be saved in the file. Changing object properties doesn't do anything to file size since it's just about changing data, not adding. Complexity is only the sum of every added object's complexity.
